Abu Dhabi – Abu Dhabi’s real estate landscape is set for a major transformation with the unveiling of Fahid Island, a Dh40 billion master development by Aldar Properties. Positioned as the UAE capital’s latest luxury lifestyle destination, Fahid Island is expected to redefine waterfront living through its wellness-centric design and world-class amenities.

Spanning 2.7 million square meters, the project introduces over 6,000 residences, premium schools, retail boulevards, and green spaces, all tailored to deliver an exclusive, health-focused lifestyle. The island will further solidify Abu Dhabi’s appeal as a global hub for high-end living, tourism, and investment.

Where Is Fahid Island Located?

Fahid Island is strategically nestled between Yas Island and Jubail Island, offering residents both seclusion and convenient access to the city’s major attractions. This unique positioning ensures a serene coastal lifestyle while staying connected to central Abu Dhabi.

The first phase, Fahid Beach Residences, comprises seven mid-rise buildings with 65 apartments each. The island will also feature 4-, 5-, and 6-bedroom villas, many with direct waterfront views. During the launch week, Aldar generated over Dh3.5 billion in sales, with prices starting above Dh3 million.

What Makes Fahid Island a ‘Coastal Wellness’ Destination?

Fahid Island is not just a residential community, it’s a wellness-driven coastal retreat. With extensive green zonesmangrove forestsbeachfront promenades, and holistic wellbeing amenities, Aldar is positioning this project as Abu Dhabi’s first large-scale wellness community. Residents will benefit from open-air spaces, fitness-centered infrastructure, and nature-integrated design.

Architectural Visionaries Behind the Project

Fahid Island’s residential designs are being shaped by an impressive lineup of global and regional architects, including:

  • Kengo Kuma (Japan)

  • Koichi Takada (Japan)

  • ACME (London)

  • NAGA Architects (UAE)

Each brings a distinct touch to the development’s contemporary, nature-immersed architecture.

  • 4.6-kilometer beachfront

  • Mangrove forest preservation zones

Fahid Island will also be home to the first regional campus of King’s College School Wimbledon, a top-tier K–12 British curriculum school. Set to open in September 2028, it will accommodate up to 2,200 students and span 50,000 square meters, offering pathways to elite universities worldwide.

What’s the Project Timeline?

While the launch phase has commenced, full handover will unfold over multiple stages:

  • 2025–2029: First handovers begin
