Dubai is set to witness a massive population surge as the new passenger terminal at Al Maktoum International Airport (Dubai World Central - DWC) takes shape. According to officials, the Dubai South residential district, currently home to 25,000 residents, is expected to house over one million people once the airport becomes fully operational.
The Dh128 billion expansion will completely absorb Dubai International Airport’s operations over the next decade, transforming Dubai South into a major economic and residential hub. The area is being developed as an aerotropolis – an airport city that will cater to the growing demand for logistics, aviation, and real estate.
Major Job Creation and Economic Growth
The Dubai South development spans 145 square kilometers, making it Dubai’s largest master-planned community. The project is expected to generate up to 500,000 job opportunities in aviation, logistics, retail, and other industries.
Nabil Al Kindi, CEO of Dubai South Properties, highlighted the increasing demand for property in the area:
"The announcement of the new passenger terminal has significantly boosted demand for properties in Dubai South. With more job opportunities being created, we expect continued growth, and early investors will benefit the most."
Dubai South is already ranked among the top five areas in demand for new developments across the emirate, further fueling investment interest.
Multi-Modal Transport and Infrastructure Development
Once fully operational, Dubai South is expected to become a key hub for economic growth, featuring a multi-modal transport network connecting air, land, and sea. This connectivity is aimed at supporting businesses, industries, and residential communities, further strengthening Dubai’s position as a global trade and aviation hub.
The development will include:
- New commercial and residential projects
- Retail centers, hospitals, and social infrastructure
- Luxury villas, townhouses, and apartments
Expanding Real Estate Developments
Dubai South has already launched several residential projects, including:
- The Pulse Apartments & Villas
- The Pulse Beachfront
- South Bay and South Living
Phase 1 of The Pulse Beachfront, comprising 288 units, has been completed, with an additional 500 units expected to be delivered by mid-2025. Another major development, South Living, has already sold out, with construction underway.
In collaboration with BT Properties, Asia’s largest private property developer, Dubai South will also establish a gated master community within the Golf District.
