Dubai Investments is preparing to offer a 20% stake in DIP Holding through an initial public offering (IPO), giving UAE residents an opportunity to invest in the company behind Dubai Investments Park. Retail investors can apply with a minimum investment of Dh5,000, while subscriptions are scheduled to open on October 27, 2026. The shares are expected to begin trading on the Dubai Financial Market (DFM) on November 11.

What Is the DIP Holding IPO?

DIP Holding owns Dubai Investments Park Development Company, which operates Dubai Investments Park, a major mixed-use development in Dubai covering industrial, commercial, logistics and residential activities.

The park houses businesses, warehouses, factories, retail facilities and residential communities. Its business model includes long-term ground leases and services provided to tenants, generating recurring revenue.

Dubai Investments plans to sell approximately 1.74 billion existing shares, representing 20% of DIP Holding. If the offering proceeds as planned, the parent company will retain an 80% stake. Because existing shares are being sold, the transaction will transfer part of Dubai Investments’ ownership rather than issue new shares to raise fresh capital for DIP Holding.

Key Dates and Minimum Investment

The IPO timetable currently includes the following dates and requirements:

  • Subscription opens: October 27, 2026

  • Subscription closes: November 3, 2026

  • Minimum retail application: Dh5,000

  • Additional investment amounts: Multiples of Dh1,000

  • Expected share trading date: November 11, 2026

  • Final offer price announcement: November 4, 2026

The final share price has not yet been announced and is expected to be determined through the bookbuilding process. Investors should review the official offer documents before deciding how much to invest.

How UAE Residents Can Apply for Shares

Eligible investors can apply through the DFM IPO platform or participating banks, subject to the offer’s terms and each channel’s requirements.

Step 1: Obtain a DFM Investor Number (NIN). Applicants need an active National Investor Number to subscribe. The DFM provides registration options through its digital services.

Step 2: Choose an application channel. Investors can use the DFM IPO platform or the electronic services of participating receiving banks. Emirates NBD is the lead receiving bank; other listed banks include First Abu Dhabi Bank, Abu Dhabi Commercial Bank, Dubai Islamic Bank, Abu Dhabi Islamic Bank, Emirates Islamic and Wio.

Step 3: Decide on the investment amount. Retail applicants must meet the Dh5,000 minimum and make any additional investment in multiples of Dh1,000.

Step 4: Submit the application and payment on time. Applications must be completed within the official subscription window. Payment deadlines can differ by method, so investors should check the prospectus and their chosen bank’s instructions.

Step 5: Check the allocation. Applying for shares does not guarantee that the full requested amount will be allocated. The final allocation depends on demand and the offer’s allocation rules.

How Many Shares Can Retail Investors Receive?

The public subscription tranche accounts for 5% of the offering, equivalent to approximately 86.76 million shares. According to the offer details reported by Gulf News, eligible retail subscribers may receive a minimum allocation of 2,000 shares, subject to the number of shares requested and availability within the tranche.

The minimum application amount of Dh5,000 is separate from the allocation rules. The number of shares an investor ultimately receives will depend on the final offer price, subscription demand and applicable allocation conditions.

What Investors Should Consider Before Applying

An IPO can provide access to a business before its shares begin trading publicly, but it does not guarantee a profit. The market price can rise or fall after listing, and investors may receive fewer shares than they requested.

Before applying, investors should review DIP Holding’s financial statements, revenue sources, debt levels, dividend policy, valuation and the final offer price. They should also consider their investment horizon and ability to withstand potential losses.

With the final price still pending, UAE residents should rely on the official prospectus and disclosures from Dubai Investments and the Dubai Financial Market for confirmed terms and any changes to the timetable.
